THE INTERNATIONAL RESIDENTIAL CODE (IRC) REQUIRES A MINIMUM OF TWO DECK -TO – HOUSE TENSION CONNECTIONS CAPABLE OF WITHSTANDING A 1500 LB LOAD. THE CURRENT METHOD, SHOWN IN IRC TO ACHIEVE THIS TENSION CONNECTION, CONSISTS OF CONNECTORS SCREWED ONTO THE SIDE OF THE DECK JOIST AND THE HOUSE JOIST WITH A ½” THREADED ROD CONNECTING THE TWO CONNECTORS. THIS METHOD REQUIRES THE CONTRACTOR TO HAVE ACCESS TO THE INTERIOR OF THE HOME IN ORDER TO INSTALL THE CONNECTOR ONTO THE SIDE OF THE HOUSE FLOOR JOIST. IT ALSO REQUIRES DRILLING A HOLE IN THE HOUSE BAND BOARD IN ORDER TO PASS A ½” THREADED ROD THRU THE HOUSE BAND BOARD TO CONNECT TO THE CONNECTOR ON THE DECK FLOOR JOIST. THIS METHOD CREATES SEVERAL PROBLEMS: FIRST, THE CONTRACTOR MUST HAVE ACCESS TO THE INTERIOR OF THE HOUSE, FOR ALL HOUSE FLOOR JOIST CONFIGURATIONS, IN ORDER TO ATTACH THE CONNECTOR TO THE EXPOSED HOUSE FLOOR JOIST. IF THE HOUSE FLOOR JOISTS ARE NOT EXPOSED, FOR EXAMPLE AS WITH A FINISHED BASEMENT, THEN THE CONTRACTOR MUST REMOVE DRYWALL ON THE HOUSE INTERIOR, IN ORDER TO MAKE THE HOUSE CONNECTION, AND THEN REPAIR THE DRYWALL TO MATCH THE EXISTING INTERIOR FINISH. SECOND, THE ½” THREADED ROD CREATES A THERMAL BRIDGE BETWEEN THE EXTERIOR AND INTERIOR OF THE HOUSE. THIS THERMAL BRIDGE CAN CREATE CONDENSATION ON THE CONNECTOR AND THREADED ROD WHICH COULD LEAD TO WOOD DETERIORATION AND MOLD. OUR SOLUTION IS TO SCREW DECK-CON INTO THE END OF THE HOUSE JOIST THRU THE EXTERIOR BAND BOARD OF THE HOUSE. DECK-CON WILL TRANSFER THE TENSION LOAD FROM THE DECK TO THE HOUSE, WITHOUT NEEDING ACCESS TO INTERIOR OF THE HOME, (WITH DIMENSIONAL LUMBER AND HOUSE FLOOR JOISTS PARALLEL TO THE DECK FLOOR JOISTS). THE DECK-CON PLATE CONNECTIONS ARE MADE WITH LAG SCREWS INTO THE END OF THE HOUSE JOIST. THIS IS SIGNIFICANTLY DIFFERENT THAN THE CURRENT APPROACH, WHICH IS ON THE SIDE OF THE HOUSE JOIST. ALSO, THE THERMAL BRIDGE IS ELIMINATED THEREBY PREVENTING WOOD DECAY AND MOLD AND VIRTUALLY ELIMINATES GOING INTO THE HOUSE FOR THE CONNECTION. DECK-CON IS INSTALLED ON THE OUTSIDE OF THE HOUSE.
